East Bay hillside homes

Hillside drainage assessment before the winter rains

If your home sits partway up a hill, winter runoff is the biggest risk to your yard, walls and foundation. Owner Alfonso walks the property in person, finds where water comes from and where it can safely go, and recommends practical preventive work, with a free written estimate.

What we check on a sloped lot

  • The uphill side of the house, where runoff collects against walls and foundations
  • How surface water flows across the lot during rain
  • Existing drains, grates and outlets: clogged, broken or disconnected
  • Signs of water getting into the house, garage or crawl space
  • Erosion on slopes and at the base of retaining walls
  • Preventive work worth doing before the heavy rains

Hillside drainage questions

What does a hillside drainage assessment cover?
Alfonso walks the property with you and checks the uphill side of the house, how surface water flows, the condition of existing drains and outlets, and any signs of water intrusion or erosion. Then he recommends preventive work and gives you a free written estimate.
Should I do it before the rainy season?
Before heavy rain is ideal so preventive work can be scheduled in dry weather. An assessment can happen any time, and seeing the yard during or right after rain often helps show where water goes.
Can you stop runoff coming from uphill?
Usually, with an interceptor drain along the upslope side of the house routed to a legal outlet on your property, never toward a neighbor.
Do you repair existing drains?
We check what is there first. Some lines can be cleared or reconnected; others need replacing. The options are in your estimate.
What about erosion on the slope?
Depending on the slope, options include redirecting the water, drain rock and pipe, regrading, retaining walls or terraces. Tall walls or walls carrying a load may need engineering, and we tell you before work starts.
How much does hillside drainage work cost?
It depends on the cause, the length of drain lines, slope, access and what has to be restored. We do not quote from a price list; you get a written estimate after the site visit.
Which areas do you serve?
Hillside homes across Contra Costa and Alameda County, from our base in Bay Point. Lafayette, Orinda, Moraga, Walnut Creek, Martinez, Danville, Alamo and the Oakland Hills are typical.
